Frequently asked questions
Who has to take the comprehensive exam?
Anyone applying for the FAL brokerage and marketing license for the first time since 1 September 2026. Holders of a valid license renew it by paying the renewal fee only, without joining the Foundation Level.
Can I try FAL License questions for free?
Yes. Free questions: a 10-question diagnostic test covering the main units, no sign-up; at the end we compare your score with the pass mark and show your weakest units. The free practice test page lists the same questions with answers and an explanation for every option. The rest of the questions and the full mock exams come with a pass from SAR 26.
What makes this FAL License question bank different?
Question bank: full mock exams of 35 questions in 45 minutes, like the real test with a result for every unit, plus 602 explained questions across 10 units, every option explained, a review of your mistakes, and two ways to practise: see the answer right away, or sit a full timed mock. Every question is reviewed and referenced, ready to practise on your phone. Try the free questions and read the explanations before buying full access.
How many questions are there and how long is the exam?
35 questions in 45 minutes across the three programmes: 13 on fraud and anti-money laundering, 12 on real estate marketing and 10 on real estate brokerage. The mock exam on this site has the same number of questions and time.
What is the pass mark?
At least 70%, according to the Real Estate General Authority as quoted by Okaz in July 2026: at least 25 correct answers out of 35.
What does the exam cover?
It measures regulatory and professional knowledge across the three programmes: Real Estate Brokerage (the Brokerage Law and its regulations, contracts, Ejar), Real Estate Marketing (including digital marketing and advertising rules), and Fraud and Anti-Money Laundering in real estate.
Can I take the exam remotely?
No. The training programmes are delivered live online, but the comprehensive exam is computer-based and taken in person at National Center for Assessment (Qiyas) centres so the candidate's identity can be verified.
What is the total cost?
SAR 1,897.5 for the three mandatory programmes plus SAR 150 for the exam, SAR 2,047.5 in total, followed by the license fee (SAR 300 per year for individuals).
How much is the FAL comprehensive exam fee?
SAR 150, according to the FAQ on the Saudi Real Estate Institute website (srei.sa), separate from the fee for the three training programmes (SAR 1,897.5). Some websites give the exam fee as SAR 100; that figure is wrong.
Are there past or official sample questions for the FAL exam?
This site's question bank includes 60 past questions, recalled by candidates from the Real Estate Marketing course test on the previous track and checked against the current regulations; the rest are practice questions on the same material, and every question is explained with the regulation behind it. Questions from the previous track's course tests (an online test after each course) are not the questions of today's comprehensive exam.
Do the certificates expire?
Each programme has its own certificate with no expiry date, but it gives the holder one year to issue the related license.
What is the minimum age for a FAL license?
At least 18, with a valid national ID, according to the "Issue a FAL brokerage and marketing license (individuals)" service page on the Real Estate General Authority website (rega.gov.sa) and Article 3 of the Implementing Regulations of the Real Estate Brokerage Law. You must also have full legal capacity, have no conviction for a crime involving honour or honesty unless you have been rehabilitated, and pass the Foundation Level (the three programmes and the comprehensive exam).
How much is the FAL license for establishments?
SAR 1,000 per year, compared with SAR 300 per year for an individual license, according to the "Issue a FAL brokerage and marketing license (establishments)" service page on the Real Estate General Authority website (rega.gov.sa). The service requires a valid commercial registration that includes the real estate brokerage activity (code 682010), and the responsible manager must have passed the qualifying programme. When you apply you can choose a term of one to five years and pay the fee for each year.
What is the difference between the Real Estate Brokerage course test and the comprehensive exam?
Under the previous track, the course test was an online test taken on the live-streaming platform straight after each course, with only two attempts. Since 1 September 2026, the comprehensive exam is a single computer-based exam taken in person at National Center for Assessment (Qiyas) centres after the three Foundation Level programmes, with a fee of SAR 150, according to the FAQ on the Saudi Real Estate Institute website (srei.sa). The Real Estate Brokerage material is now tested inside the comprehensive exam together with Real Estate Marketing and Fraud and Anti-Money Laundering.
How long is a FAL license valid?
One year, extendable to up to five years, under Article 7 of the Implementing Regulations of the Real Estate Brokerage Law, with the fee paid for each year (SAR 300 for individuals and SAR 1,000 for establishments). Renewal is requested within the 60 days before the expiry date (Article 8), and anyone holding a valid license renews it by paying the fee only, without joining the Foundation Level.
Is my mock exam score an official result?
No. Scores on this site are for practice only and are not an official result. This site is independent and not affiliated with REGA, the Saudi Real Estate Institute, the National Center for Assessment or any government body. They do show where you'd stand if the test were today: the full mock exam has the real question count and time, and your score is split by part of the exam so you can see where you lose points.
Is this an official site, and how do I pay?
It is an independent site, not part of Qiyas or any government body, and every question is reviewed before it is published. You pay once, with no automatic renewal, through Waffo Pancake (the merchant of record) by Visa, Mastercard, Apple Pay or Google Pay, and your statement shows "WAFFO". If you were charged twice or the pass did not open, email support@saudiexams.com.
Study material sample: Real Estate, the Market and the Broker's Role
Summary
This unit opens the brokerage course and is expected to supply about 3 of the 35 exam questions, often true/false items or short scenarios. It has three sections. The first covers the characteristics of real estate, above all immobility and its consequence that no two properties are identical, and the difference between the four factors of real estate production and the five elements of the real estate market. The second covers the concept of real estate brokerage as defined in Article 1 of the Real Estate Brokerage Law (including electronic brokerage), its types, and the difference between a broker, who earns a commission when the deal is completed, and a marketer, who is paid for the marketing service. The third covers the broker's tasks and nine work steps, technical, social and technological skills, and traits and ethics: honesty, neutrality, transparency, disclosure of conflicts of interest and confidentiality.
What the exam focuses on
- Immobility is the core characteristic of real estate; it means no two properties are identical even if adjacent, and a property is directly affected by positive and negative changes around it.
- Land is fixed in quantity in the long run but variable in the short and medium run (adding floors, government reservation, sea reclamation); true/false items often reverse this statement.
- Distinguish the four factors of real estate production (land, human and technical resources, capital, investment motive) from the five elements of the real estate market (investor, developer, user, real estate services, laws and regulations).
Show 5 more
- The Article 1 definition of real estate brokerage in the Brokerage Law: mediating the completion of a real estate deal between its parties for a commission, including electronic brokerage via websites and social media platforms.
- Broker versus marketer: the broker earns a commission only when the deal is completed, while the marketer is paid for the marketing service even if no deal is closed.
- The order of the nine brokerage steps: it starts with receiving the initial request, then contacting the client to understand their needs, and ends with after-sales services.
- The definitions of the broker's core skills in the skills table, especially telling apart customer service, negotiation and persuasion, communication, public relations, design and promotion, and analysis.
- Ethics scenarios: neutrality and putting the client's interest first, transparency, written disclosure where a conflict of interest may arise or when acting for both parties (Implementing Regulations, Art. 14), and confidentiality.
Common traps
- The "user" is an element of the real estate market, not a factor of production; if asked which is NOT a factor of production, the answer is the user.
- Do not confuse the market elements in the brokerage course (investor, developer, user, real estate services, regulations) with those in the marketing course (demand, supply, location, price, utilization); read the context of the question.
- "Land is variable in quantity in the long run and fixed in the short run" is false; the correct statement is the reverse.
Show 5 more
- "The broker is one of the marketer's clients because the marketer represents the seller or buyer" is false; it is the broker who mediates between the owner and the buyer.
- Negotiation and persuasion manage a disagreement between two parties until they agree, while building a good relationship and satisfying the client even without a sale is customer service; communication is conveying information and checking it was understood, while building relationships inside and outside the firm is public relations.
- When the request originates from someone seeking to rent, it is leasing and property management brokerage, not sale and purchase brokerage.
- Studying real estate disputes and proposing solutions is the work of the real estate conciliator, not the developer; and licences are issued by the Real Estate General Authority, not by the broker.
- In conflict-of-interest scenarios, siding with whoever offers an extra commission, giving friends a special price, or hiding defects are never acceptable; the answer is always neutrality, disclosure and informing the parties.
