Last verified: 27 October 2026. Exam details may change, so check the Foundation Level page on the Saudi Real Estate Institute website before you start. This is an independent guide and is not affiliated with the Real Estate General Authority (REGA), the Saudi Real Estate Institute (SREI) or the National Center for Assessment (Qiyas).

In short: study the three programmes by their weight (fraud and anti-money laundering 13 questions, real estate marketing 12, real estate brokerage 10), memorise the numbers in the regulations, then take full mock exams of 35 questions in 45 minutes until you pass 70% consistently. The ten units and their references are covered in the exam content guide.

Numbers to build your plan on

ItemWhat it means for your study
35 questions in 45 minutesYou have about a minute and a quarter per question, so there is no time for long hesitation.
70% to passAs quoted from REGA by Okaz. With 35 questions you need at least 25 correct answers, so no more than 10 mistakes.
3 programmes over 8 training daysReal Estate Brokerage (2 days), Real Estate Marketing (4 days) and Fraud and Anti-Money Laundering (2 days), all delivered live online according to the SREI FAQ.
An applied examThe Institute says the exam measures your ability to apply regulatory and professional knowledge. Expect short scenarios asking which rule applies, not just definitions.
In person, in ArabicA computer-based exam at National Center for Assessment centres, with no remote option. Learn the Arabic terms as they appear in the regulations.

Watch out for outdated information

Much of what circulates about the "FAL exam" describes the previous track. These are the differences that change how you study:

Previous trackCurrent track (since 1 September 2026)
An online test after each course on the streaming platform, with two attempts, then buying the course again if you fail (Exam retakes page)One in-person comprehensive exam after the three programmes, with a SAR 150 fee
A separate Electronic Real Estate Marketing courseElectronic marketing has been merged into the Real Estate Marketing programme, and a Fraud and Anti-Money Laundering programme has been added
The 1442 AH real estate advertising rulesRepealed and replaced by the Regulatory Rules for Real Estate Marketing and Advertising (2026)

So do not rely on notes or question banks written before 2026 without checking them, and do not memorise a number without knowing the article that sets it.

During the training programmes

  • Review each day on the same day. After each training day, practise the matching units on this site: Real Estate Brokerage is units 1 to 3, Real Estate Marketing 4 to 7, and Fraud and Anti-Money Laundering 8 to 10.
  • Put the numbers from the regulations on flashcards as you go. Key ones in the Real Estate Brokerage Law: 90 days for a brokerage contract with no stated term (Article 7), a 5% cap on the deposit (Article 13), a 2.5% commission unless otherwise agreed in writing (Article 14) and a fine of up to SAR 200,000 (Article 19). In the Anti-Money Laundering Law: records kept for at least 10 years (Article 12).
  • Do not leave anti-money laundering for later. Its programme is only two days, but it carries the largest share of the exam (13 of 35), and its terms are new to most candidates.

Two weeks before the exam

  1. Day 1: take the free practice test to find your weakest programme.
  2. Days 2 to 5: fraud and anti-money laundering. The three stages and their real estate examples, red flags, know your customer and beneficial ownership, reporting and the ban on tipping off the customer.
  3. Days 6 to 9: real estate marketing. Concepts and sales situations, digital marketing metrics and their simple calculations, and the advertising licence and its mandatory details.
  4. Days 10 to 12: real estate brokerage. Licensing, the brokerage contract, deposit and commission, violations and penalties, and Ejar and the landlord–tenant relationship.
  5. Days 13 and 14: two full timed mock exams, then review every mistake with the article behind it.

If you have less than two weeks, start with anti-money laundering and then brokerage; their questions stay closer to the text of the regulations and are quicker to study than marketing concepts.

The final week

  • A full timed mock every other day; aim for above 80% in practice so you keep a margin on exam day.
  • Go through your number flashcards daily, and revisit past mistakes before trying new questions.
  • Confirm your appointment and test centre from what the Institute sends you, and have your valid national ID ready.

How this site fits your plan

  • The free practice test: 10 free questions covering the main units, no sign-up needed, with the answer, the explanation and your score.
  • The practice area: practise unit by unit with every answer explained and tied to the regulation, revisit your mistakes in the mistake notebook, and take a timed mock exam of 35 questions in 45 minutes, scored against 70%.
  • 10 free questions cover every unit. The full question bank and timed mock exams need an exam pass for this exam (7 days or lifetime).
